Wow this summer really flew by....I didn't get a July update sent out so here is a recap and a few words from then and now on local and national changes coming in our industry.

Vacation was lovely We spent the first week of July in Cancun, Mexico. Normally we venture to good ole Myrtle but this year was a special celebration trip for our 20th anniversary, Amy Rae graduating and turning 18 while we were there. Hurricane Beryl threatened our good time but did not succeed. I didn't realize how connected we would still be and that our phones actually still worked and managed to get a house under contract mid-week. ​

2 BIG Real estate changes that will affect the public:

1. Buyers agent commission is no longer offered in the Multiple listing service. This means for every showing appointment the agent will have to figure out a compensation agreement before every house seen unless the buyer up front lets the agent know that they are willing to cover the compensation. This does not keep the seller/listing from offering to pay the agent-it just cannot be advertised in the MLS....however it can be advertised other ways- like sign riders. I have mine already in place! I personally do not want to take a listing if the seller is not willing to pay a buyers agent.
2. If a buyer wants to see a house and they call the agent, a conversation immediately has to happen about this and an agreement has to be signed before entering a property. This is going to be industry standard practice. A buyers agency agreement has to be signed before a showing. This will not affect Open Houses because the agents client is the seller.

We have other license law changes and updates that are going on but those are the biggest takeaways from classes and zoom meetings the Brokers have been in this Summer. August 12 is our D-Day when our world shifts. I'm thankful I have my house listings and a buyer under contract!
